The SKB Midpoints project was a large-scale repositioning effort that required careful planning, phased execution, and close collaboration to deliver both immediate and long-term value. The Howell team managed demolition, regrading, and reconstruction with a focus on safety and efficiency. Hazardous areas of the building were prioritized and addressed first, guided by exploration surveys and daily inspections to ensure clear communication across all trades. Safety innovations, such as live QR code-linked utility awareness maps and access to historic as-built drawings, further minimized risks. Since the site was unoccupied, sequencing was able to be streamlined for ultimate productivity.
As the site was regraded, the integration of storage yards, loading docks, and amenities were driven by SKB’s strategic vision to attract tenants needing expansive warehouse facilities supported by reliable, high-capacity power infrastructure. Howell’s preconstruction process played a central role, with early trade partner involvement ensuring accurate pricing, constructability reviews, and schedule efficiencies. Daily huddles, weekly schedule reviews, and the use of Procore for real-time updates-maintained alignment across diverse scopes of work. This proactive and collaborative approach not only delivered a successful repositioning but also built trust, that will lead SKB to award Howell future projects.
The project faced risks such as unpredictable subsurface conditions, challenging soils, and complex demolitions of structures that included previous additions. Coordination with Xcel Energy for utility relocations also presented scheduling challenges. Nonetheless, Howell’s adaptability and strong partnerships provided exceptional value. By quickly pricing evolving scopes, coordinating seamlessly with local AHJs, and selecting like-minded trade partners, Howell acted as a true partner to SKB. The end result was a repositioned facility ready to meet modern industrial demands while reinforcing SKB’s market position.
