A Director of Preconstruction to ensure projects are setup properly to be executed to the highest standards on all varieties of project types.  This position requires skills as a design phase manager, conceptual estimator, estimator, team builder, and effective communicator.  The person in this position will be capable of leading (or participating at a significant level) the preconstruction process, and be proficient in leading all estimating efforts utilizing the estimating staff, best practices, and current tools, and is:

Director of Preconstruction Attributes

Howell Construction is looking for a Director of Preconstruction with a solid track record. Strong preference for Colorado candidates and candidates with relationships and knowledge of the local markets. Attributes of a top candidate include:

  • Bachelor’s degree in related field
  • Minimum 10 years of estimating and preconstruction experience
  • Demonstrated experience with ground-up and conceptual estimates
  • Strong written and verbal communication skills
  • Experience with commercial, health care, advanced industries, corporate interiors projects, and public a plus
  • Ability to lead a department and project team

Position Responsibilities

Key responsibilities will include:

  • Leads overall preconstruction process, resulting in a comprehensive deliverable which includes competitive bids, negotiated proposals, cost estimates, analysis and budgets. 
  • Prepares and executes project win strategies by preparing for interviews and leading internal and external presentations of estimates and proposals to support the business development process.
  • Oversees project teams and ensures successful execution and completion of preconstruction process. 
  • Manages relationships with key clients and design team contacts during the preconstruction phase.
  • Capable of performing estimating tasks as needed, including self-perform estimating.
  • Reports accurate project cost history.
  • Partners with operations to review project risk assessment.
  • Reviews project business plan with other stakeholders, such as operations and office leadership, to ensure alignment and profitability.
  • A key leader in the entire work acquisition process including management, coordination and delivery of the preconstruction phases of the project and extensive client contact.
  • Manage multiple estimates depending on size, complexity, and type.
  • Manage the largest and/or most complex estimates.
  • Develop complete and accurate conceptual budgets based solely on a written narrative and/or concept plan.
  • Evaluate Estimators performance and identify training needs. Conduct training of others.
  • Assist in the hiring and recruiting process of Estimators.
  • Represent Howell with Owner(s), Architects, Consultants, Vendors and Subcontractors in a courteous and professional way.
  • Build effective working relationships with clients and the Howell project team members.
  • Become “subject matter expert” in Preconstruction Best Practices and conduct training on that topic to fellow employees.
  • Oversees the management and maintenance of estimating software database including documentation of cost history.
  • Supervise and check other estimator’s work.
